Whether you are buying, selling, or maintaining your property, THE iMMACULATE INSPECTION provides professional and quality service from the moment you call us. We will walk through the property with you and your agent and get you all the information you need to make a good decision. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.
Our job is to get you as much information as possible, so you can make the best decision possible. We bring you TMI before you buy, and we don’t stop there. Wondering what’s included in a standard home inspection from THE iMMACULATE INSPECTION? Here is a quick overview of the services included in your home inspection, and the major systems that we analyze and assess throughout the process.
We examine the structure of the property in may ways during the inspection, including the foundation. We view the basement and crawlspace, as well as the general structure, to make sure you do not inherit a big structural issue.
We check the exterior of the property, including the siding, trim, walkways, driveways, and more. The exterior of the home protects the interior and your investment, so we spend time locating potential exterior concerns.
The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.
We inspect the attic to see how it is interacting with your roofing system, checking for moisture, insulation, and proper ventilation, and more.
We check the HVAC systems for function and report on age, condition, and temperature outputs, so you know as much as you can about the HVAC system you have installed.
We inspect all your electrical systems that we can. The main and sub panel boxes and components, along with all the systems they provide electricity to, like every receptacle installed at the property that we can access, way above the NACHI standards.
We will inspect all plumbing features, including the water heater, to check for signs of leaks and other flaws. We report on shut off locations etc., so you know where things are in your home and what condition things are in.
We check all the interior rooms, including doors and widows, for signs of moisture intrusion and structural related concerns. There is a lot to see in these areas, so we take our time and go way above and beyond even the NACHI standards to check every door and window to get you as much information as we can.
We function test all of the appliances, like the HVAC, water heater, laundry, and kitchen appliances, to ensure they are functioning at the time of inspection.
As we walk through the property together, we will explain the general condition and the systems with you and your agent. We will talk through any red flags, which you may want to address sooner rather than later. We will also discuss the things that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our report, which will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images and videos for reference.
